I have developed expertise in commercial leasing transactions and primarily focus on leasing for small or medium sized businesses. I’ve represented clients in several industries and applications ranging from corporate office space to warehouse and distribution. Commercial leasing requires a much different skill set than residential sales and leasing. My deep business experience, which includes responsibility for the build and lease of a large corporate office building when I was with Waste Management, makes this a natural area for me to focus on in my business model.

Effectively serving my clients requires a full understanding of important aspects of commercial leasing including:

The various leasing models ranging from the traditional NNN model to the Gross Rent and Modified Gross Rent models.

The various needs of warehouse and distribution clients such as high dock or overhead door requirements, drive-thru capability, HVAC capacity and power capacity needs.

The use of tools such as test-fits to provide the maximum configuration of cubicles and individual offices within available office space.
Assisting my clients in negotiations is also an important part of my services, as nearly all commercial leasing transactions have “negotiation room.” This includes understanding going market rates and the negotiation of TI (Tenant Improvements), which can be key to the functionality of the space and meeting the budget needs of my client.
I have access to all the tools necessary to search and identify appropriate space in the greater Houston area, and have experience with some of the commercial brokers across Houston that I can query for more “inside” information.
